When you’re marketing your rental property vacancy in an attempt to attract new residents, you’ll obviously want to list the details and amenities your property has to offer. But there are other things residents will consider before moving. And it’s those other benefits that can help make your property more attractive to potential residents.

Remember that when you’re in the rental property investment business, you’re essentially selling a living experience. And life goes on beyond those four walls. That’s why you should also be looking for ways to tap into your community assets in promoting the lifestyle your vacancy has to offer. And today, we’ll tell you how. 

A Great Place to Work (or an Easy Commute)

When people make decisions about where to live, they’ll, of course, look for how many bedrooms a property might have, and they’ll appreciate a sprawling patio. But none of those perks matter if the resident can’t make a career move or have an acceptable commute. As you market your rental property, highlight how close it is to major thoroughfares for quick drives to work in the morning. And showcase any economic growth in the area that might present new job opportunities for those ready to make a change. If it’s a quick drive to the airport or major metropolitan areas, mention those conveniences, too.

Retail Therapy and Convenience

Before anyone moves anywhere new, they want to know what the local retail and convenience shopping is like. Where are they going to get groceries? Are there national brand stores in the area? What about boutiques and antiques? These types of community assets are important to potential residents. Do your best to highlight all the retail therapy they can expect to enjoy when living in your rental property. And be sure to include a healthy mix of both well-recognized retailers and brands as well as unique, one-of-a-kind shopping experiences. 

A Relaxing Place to Experience Nature

It’s always a great idea to talk about the various parks and recreation that might be available within your rental property’s community. From bike paths to lakeside parks, knowing these amenities are nearby and accessible can be attractive to new residents. Anywhere there is a great place to get fresh air, including for a leisurely stroll a rigorous jog, or just a little bird watching, it’s worth promoting to help boost the interest in your rental property. The Lehigh Valley has a wide variety of outdoor hotspots, perfect for any nature enthusiast. Make mention of the nature oases wherever possible. Include some breathtaking pictures, too!

Perfect Morning Coffee Spots

Part of the lifestyle experience you’ll try to sell involves routines. So, featuring content or information about local coffee spots or favorite lunch venues can be a great way to attract residents to your community. People can envision themselves going through their morning routines and finding new favorite dining options. Try to promote those really special places that offer unique fare or experiences you can only find there. And it’s those community gems that can help solidify a move to your rental property, too.

An Exciting Night Life

If your particular rental property is situated in a community that’s ripe with nightlife, promote it! Not everyone will necessarily be concerned about bars and live entertainment. But highlighting the fun and exciting options can be a great asset. Cinema, theaters, concerts, and parties can all be reasons to inspire a move to the area. Share event schedules on your social media and sponsor some of those nightlife activities where it makes sense, to keep the spotlight on your community’s available “things to do.”

Family-Friendly Fun

Museums, school activities, petting zoos, apple orchards, and crafty festivals are all incredible activities those families and children can enjoy. If your rental property has access to any of these amenities, be sure to include them in your descriptions about the community. Families want to know that wherever they move, there is ample opportunity to take the littles out for an educational and family-fun adventure. 

When you’re marketing your rental property, remember that residents will be looking for a lifestyle that suits them. And yes, the details about square footage, storage space, and the number of bathrooms are important. But so are those details about the community assets and amenities.
